More than 1,350 new homes will be built, and 900 jobs created under a new plan to transform Brookvale.
Council has endorsed the Brookvale Structure Plan to shape the future development of Brookvale over the next 15 years.
Northern Beaches Mayor Sue Heins said the plan will see the development of new ‘shop top’ apartments, with at least 5 per cent set aside as affordable homes, right at the heart of Brookvale.
“This is our opportunity to provide more diverse housing, including much needed affordable housing, in the most accessible centre on the Northern Beaches,” Mayor Heins said.
“Brookvale has been missing a clear strategy for land use, creating a lack of identity for this vital part of the Northern Beaches.
“We have a new vision to revitalise the precinct and shape its development over the next 15 years.
“The tired commercial strip along Pittwater Road will be revitalised, and the area surrounding Warringah Mall will be enlivened with a mix of residential, commercial and civic spaces.
“This plan will create a new heart and soul for Brookvale, with a thriving town square behind the B-line bus stop, green spaces and outdoor dining.
“As this transformation takes shape, the existing thriving industrial zones and burgeoning creative and cultural sectors will also be protected and supported.
“The much-loved micro-breweries, distilleries, restaurants and cafes that contribute so much to our night-time economy will also remain an essential part of our vision for Brookvale."
Highlights of the plan include:
- support for 900 new jobs including high quality office space
- 5,000 sqm town square/green space and improvements to streetscapes
- up to 1,350 new homes, delivering more diverse and affordable housing options for the area
- a new town centre around the B-line stop
- 2,000-2,500 sqm of community facilities in the proposed town square
- improved pedestrian and bike connectivity throughout Brookvale.
The plan balances the need for parking in future development in Brookvale as well as promoting the use of sustainable forms of transport.
The plan is underpinned by rigorous traffic, transport, employment and housing studies and strategies. Feedback from extensive community consultation has also been taken into consideration in developing the final plan.
“There has been strong community support for the plan, with 73% of submissions generally supportive,” Mayor Heins said.
“We thank residents and businesses for their feedback and for helping to shape a better commercial and residential precinct in Brookvale.”
